Loan Types EXPLAINED

Hey Everyone! Hope this post finds you all to be having a great Friday afternoon! I for one am SO GLAD to finally see some Fall Weather! woohoo :)
Wanted to take a moment to talk about different types of loans. I always recommend going to talk to a  lender about what type of loan you are qualified for and how much you are qualified for before starting your home search. There are many reasons as to why this is important. One being... depending on what type of loan you are qualified for can determine what kind of house you can purchase. Some loans require the house to be Move In Ready Condition while others are a little more flexible with the amount of repairs that might be needed.
Secondly, another big reason in getting qualified for a loan is because in todays market houses can go so quickly! If a seller gets multiple offers on a house they are going to want to know if they are going under contract with a "qualified buyer" or not and most sellers will ask for a pre qualification letter. If you are competing with a buyer that has already been to the bank and you haven't... well that very well could lose you the house! eek!
Since there are so many different types of loans I thought it would be great if I could share the highlights of each one. I reached out to a local lender, Aimi Annas with Atlantic Bay Company to see if she had any information that she could share with me... and she did! Please see below ! I especially like the Quick Reference Guide that she provided as it shows the amount of money needed for the down payment, loan limits, required credit score, etc.

What I LOVE about McDowell County

Ive been thinking about how I needed to start blogging again.. but it never happens :) Well...actually... LIFE HAPPENS! I am trying to make a more conscience effort though to be more active on our blog. Recently, we got new business photos taken and had SUCH a great time in downtown Marion. We took this funny photo in front of the Marion sign downtown and it prompted me to want to write a blog post on the TOP 10 THINGS I love about McDowell County... so here goes!.....


1. We have some of the most GORGEOUS mountain views in our town! I have had the pleasure of traveling to various places in the United States and overseas where I have seen some pretty spectacular mountains but nothing in my mind beats those Blue Ridge Mountain Views... it just screams HOME to me!




2. Lake James is one of the most relaxing places ever... its like vacationing in our own BACKYARD! We are so lucky to have this gem right at our disposal. Working in real estate I get to work with a lot of out of town people coming to the area. So many people are in AWE of our spectacular lake. 3. We have a FARMERS Market! I love our small town feel and the fact that we have a weekly farmers market right in the heart of downtown Marion. Here is the Facebook Link where you can learn more about this. 

4. our LOCATION! I love living in a smaller town but also being close to bigger cities like Asheville, Hickory, Charlotte, etc. I truly believe we are positioned PERFECTLY within Western North Carolina

5. We have cool downtown festivals like the LIVERMUSH FESTIVAL . hehe. I mean seriously, where else can you go to a LiverMush Festival? Click HERE to stay up to date with Livermush Activities! 
In addition to the "Livermush Festival" we also have a fabulous festival every year called The Mountain Glory Festival. This is a yearly MUST! Its a bunch of craft vendors, all things deep fried  , handmade items and more can be purchased. No lie, every single year I stock up on hand made soaps from one vendor in particular. Which reminds me... I'm running low so glad the festival is upon us! 

6. We have the Pisgah National Forest ALL around us with so many hiking trails, waterfalls, and gorgeous gorgeous views. If you love nature.... this is a GREAT place to be. Blue Ridge Traveler has this great map showing all the hiking trails in the area. See below:

7. The McDowell Trails Association has worked very hard over the last years bringing multiple greenways to our area! They are so nice and a great addition to our town. I love to take a walk or quick run on one of our greenways. Its a wonderful place for kids to ride bikes as well! We are very fortunate for all the hard work so many people have put in on the McDowell Trails. 

8. Our downtown! Its just the cutest :) Our office is located in downtown Marion and it has been SO EXCITING to see all the new businesses pop up over the past year! I love seeing LIFE and flourishing businesses within our downtown Marion family! 



Yes we really REALLY do love our downtown Marion :) 

9.  Jack Frost.... I need not say MORE! Seriously folks... this is the best handmade ice-cream of ALL TIME!

10. Lastly, McDowell County is simply HOME to me! Its where I grew up, my family grew up, my husband and his family grew up! When I was younger I used to think that I wanted to go somewhere else, anywhere else other than here. However, now that I am an adult I couldn't imagine living anywhere else. I think its the perfect place to raise my family and I simply wouldn't want it to be any other way :)
